- Are there any Section 8 homes available?
Yes. Some of the homes we manage are approved for Section 8 housing.
- What are your Office Hours?
Our office is open 8 a.m. to 5 p.m. Monday through Friday. However, you may call in for information 24 hours a day at (702) 688-6315; and you can always contact us by email at michele@thehomeshopnv.com.
- When should I begin looking for a home to rent?
We suggest you begin your search at least 30 days in advance. In addition to our own inventory we have access to most of the homes available for rent in the greater Las Vegas area.
- How do I see inside a home that I'm interested in?
Whether it is one of the homes that we manage or is listed by another company, call us at (702) 688-6315 and we can make the arrangements for you.
- How long are your leases?
Most of the properties we manage are leased for 12 months or more. However some of our homeowners also offer month-to-month leases.
- Does my application take the home off the market?
No, it doesn't. Our homes are turn key and very desirable. We process the applications in a first come, first qualified basis and do so without haste. We highly recommend that you go over the Rental Application twice and fill out all information requested. Because if we are unable to verify any of the information contained on the Rental Application, it will delay the whole process and someone else might beat you to the house.
- How long can a home be held for me?
Only when the rental agreement has been fully executed and the earnest deposit has been received, the rental property will be taken off the rental market and reserved for you for move in within 2 weeks.
- Can I submit an application on a home that I haven't seen?
Yes, only if you live out of state. EACH applicant over 18 years of age who will be residing in the rental property must personally view the rental property prior to submitting a Rental Application.
- What documents do I need to submit with my application?
To expedite processing your request we suggest that you send us all information requested at once. It improves your chances tremendously, should you not meet all the guidelines set by the owner. It gives us a chance to talk to the owner and offer solutions to overcome their objections. "Proof of income," Copy of a Photo Identification Card, A copy of Military Orders, Copies of any satisfied court judgements which may still appear on your credit, and $50.00 non-refundable credit check and processing fee for EACH applicant over 18 years of age.
- What kind of credit history do I need to qualify?
You have to satisfy the landlord that you are not a risk. You must satisfy the landlord that you will always pay rent on time. When you submit a complete Rental Application and all the documents we have asked for we will be able to talk to the owner and offer solutions to overcome those issues in the best way.
- Who may combine income in order to qualify?
Married couples and related residents over the age of 18 may combine income in order to qualify.
- We're engaged but not married. Do we need to submit separate applications?
Yes. All persons over the age of 18 must submit a separate application.
- Do you take co-signers?
Yes, we do take co-signers. However, to qualify as a Guarantor for an Applicant guarantor must have five (5) years excellent to good credit history. Guarantor will not qualify as a guarantor with a negative credit history. Additionally, guarantor must have at least five times (5x's) the monthly rental rate in verifiable gross income. All income must be verifiable and must have been stable for at least six (6) months or longer.
- I'm self employed. What do I need to provide with my application?
If you are self-employed you will need to provide tax returns for the past 2 years or verification of income through bank statements.
- What if I can't come to your office to submit my application?
We would love to meet you in person and get to know you better. However, if you can not come to our office, you can fax the application and all other documents to us at (702) 688-6314. Please call us at (702) 688-6315 to confirm that we have received it. You may also mail it to us at 3900 S. Hualapai Way #10 Las Vegas, NV 89147. However, the $50 Application/Processing fee will need to be paid by money order or cashiers check and must be received before we can process the application.
- How long will it take to get a response after I turn in an application?
We process the applications in a first come, first qualified basis and do so without haste. Normally it takes 24 hours depending on how quickly your employment and landlord references are able to respond.
- Do I need to call in to see if my application has been approved?
It is not necessary. We will call you the moment your application is approved or denied. Your application is processed with the highest priority.
- What do I need to do after I'm approved?
Within two 24 hours of approval of your application, you must arrange a time to sign your Move In Agreeement and deliver your earnest deposit. Until such time, the home will remain on the market and backup applications will be accepted.
- What do I do if I'm declined?
If this occurs, you will receive a letter with directions to follow to obtain a free copy of your credit report.
- Which appliances are included?
Most of our homes are turn-key. That means they come with all appliances. If they do not it is reflected in the asking monthly rent. We can request the owner to provide it for you at a reasonable fee per month. Varies per property.
- Is insurance provided?
The home itself is insured against fire, flood, storms, etc. However, your personal belongings are not. We strongly recommend that all our residents obtain renters insurance from their local agent. Rental insurance brokers can be provided upon request.
- What if I have concerns about the home I'm interested in?
We offer 24/7 services! Call us at (702) 688-6315 and let us know what your concerns are and we will address it for you in a timely manner and get them resolved to your utmost satisfaction.
- Do you accept pets?
Policies on pets vary according to the homeowner. Pet policies are strictly enforced.
- Do pets cost extra?
There is usually a $250 pet deposit required per pet. Depending on the homeowner, some may ask for more rent per pet per month.
- How many pets are allowed?
No more than 2 pets are permitted in each home unless approved by the property owner.
- What happens if I don't disclose a pet?
Pets that are not disclosed at time of move-in or during the lease period will result in automatic lease termination and all deposits will be forfeited. If you wish to acquire a pet during your lease agreement, property owner must approve pet and a pet deposit will be required. Your lease agreement will require an addendum in identifying the pet and must be signed by tenant(s) and landlord(s).
- What is the $50 for?
We require a payment of $50.00 per applicant over the age of 18, which is to be used to screen applicant with respect to credit history and other background information and to off-set a portion of the costs associated with the processing of the applicant's application.
- What are my total move-in costs?
Your move-in costs will typically consist of: the first month's rent, security deposit, cleaning deposit (varies according to homeowner), and a pet deposit (if applicable).
- Is the security deposit refundable?
Yes- provided that the home is left in the same (or better) condition as it was when it was delivered to you less normal wear and tear.
- Are utilities included in the price of rent?
In a single family detached home, you are almost always responsible for the utilities (Electric, Water, Sewer, Gas, Telephone, Cable, Trash, etc.). In a town house, condo, or apartment, the policies on utilities vary by each individual home.
- Can I pay my rent on-line?
Yes, you can pay your rent on-line by using our web portal, www.paylease.com. Payment is made by property address. An additional charge may apply.
- Do you take credit cards?
We accept credit cards for the initial $50 payment (application fee). You can also pay your rent with an e-check or debit card online through our web portal.
